BTL Mortgages

Buy-to-let mortgages fund the purchase or refinance of rental property, available to landlords in a personal name or through a limited company (SPV). Lending is assessed primarily on the rental income the property produces, tested against a minimum interest coverage ratio (ICR).

How it works

  1. Tell us about the property, the rental income it produces or is expected to produce, and how you want to hold it.
  2. We assess the ICR — the ratio of rental income to mortgage cost — against typical lender stress rates.
  3. We match you to lenders suited to the property type, whether standard let, HMO or portfolio.
  4. Completion follows once valuation and legal work are complete.

What it is used for

Buying a first investment property.

Expanding an existing portfolio with an additional purchase.

Remortgaging off a bridging loan once a refurbishment is complete.

Releasing equity from an existing property to fund the next purchase.

Moving a personally-held property into a limited company (SPV) structure.

Refinancing a portfolio of properties onto a single facility.

Who this typically suits

  • Individual landlords buying or refinancing a single rental property.
  • Landlords building a portfolio, where limited company (SPV) ownership is now the more common structure for new purchases.
  • Investors holding HMOs, multi-unit blocks or holiday lets, which are assessed differently to a standard single let.

When it is not the right fit

  • If the property is currently uninhabitable or unmortgageable, a BTL lender will decline it as it stands — Bridging Finance can fund the purchase and refurbishment first.

  • If the property is a commercial unit rather than residential lettings, Commercial Mortgages is the correct route.
