Bridging Finance

Bridging finance is short-term finance secured on property, used when speed matters or when a property will not support a term loan yet. Every bridging loan is underwritten against a defined exit — sale or refinance — as much as the property itself.

How it works

  1. Tell us about the property, the amount required and, critically, your exit — sale or refinance.
  2. We match your case to lenders comfortable with the property condition and timescale.
  3. Terms are agreed against the property value and the strength of the exit plan.
  4. Funds can complete in as little as 5 to 21 days once legal work is instructed.

Typical terms

Amount£50k–£25m
Term1–24 months
Loan to valueUp to 75% LTV
Rate basis0.55%–1.5% per month
Speed to funds5–21 days

Indicative only. Actual terms depend on the lender and your circumstances.

What it is used for

Buying at auction, where completion deadlines are tight and fixed.

Breaking a property chain to avoid losing a purchase further down the line.

Buying a property that is currently unmortgageable in its existing condition.

Funding a heavy refurbishment before refinancing onto a term facility.

Raising capital against an existing property to act on another opportunity.

Bridging a planning gain play ahead of a sale or development exit.

Who this typically suits

  • Investors and businesses buying investment or commercial property, not owner-occupied residential.
  • Situations where speed matters more than the headline rate.
  • Borrowers with a clear, evidenced exit — a sale already progressing or a refinance already agreed in principle.

When it is not the right fit

  • If a long-term facility is what is actually needed, moving straight to a Commercial Mortgage or BTL Mortgage will usually be cheaper than bridging first.

  • If the work involved is ground-up construction rather than refurbishment of an existing structure, Development Finance is the correct product.

  • If the property is a buy-to-let that just needs standard purchase or remortgage funding, BTL Mortgages will be more cost-effective.
